The building features 26 dock‑high doors, 2 oversized drive‑in doors, 137 passenger‑vehicle parking spaces, and 41 dedicated trailer stalls — all arranged to support seamless, simultaneous truck and employee movement. The site is fully secured and strategically positioned along 650 linear feet of Highway Boulevard frontage, offering exceptional visibility and direct regional connectivity. Durable materials, efficient structural spans, and a flexible shell layout allow the facility to adapt to a wide range of industrial tenants. The result is a high‑performance distribution environment that balances functionality, scalability, and long‑term value.





Inspired by the legacy of 'The Duke,' the official NFL football, the warehouse features a design language rooted in sports history. The original 1925 ball was nicknamed after Wellington Mara, a Giants ball boy who would later become a legendary owner. By taking the football’s signature eight-stitch lacing as a starting point, we developed a visual cadence for the building’s exterior. From the alignment of the overhead doors to the shifting color palette, every element responds to this 'gridiron' framework, offering a sophisticated nod to the game's enduring impact on American culture.
